    The foundation of the entire project. The master plan establishes the overall organization of the property, considering all current and future elements to ensure a cohesive long-term vision. It defines the siting, footprint and scale of buildings, circulation networks, agricultural areas, orchards and supporting facilities, creating a clear framework for future development. Developed with Feng Shui consultancy to support a well-oriented and prosperous property.

    Home or Building

    Full architectural design in two phases: conceptual design and architectural drawings. Acting as the project’s central coordinator, we bridge consultants, technical specialists and contractors, aligning every discipline to deliver a cohesive and well-executed result.

    Full Accompaniment

    From the very first site visit through move-in, we remain actively involved at every stage: design, engineering coordination, contractor selection and all key decisions along the way. A dedicated point of contact ensures consistent communication and support throughout the process.

    Construction Supervision

    Regular site inspections and responsive guidance throughout construction. We help navigate questions, decisions and unforeseen conditions while ensuring the design intent is maintained and the project stays on track.

What is included
and what is not

Included

  • Phase 1 · Conceptual Design

    Conceptualization, look and feel, spatial distribution, basic layout floor plan, 3D model, material selection, renders, 360° views and design presentations.

  • Phase 2 · Architectural Drawings

    Floor plans, roof plan, sections, elevations, door and window schedules, fixed furniture details, MEP draft layouts and material specifications.

  • Engineering Coordination

    We coordinate with structural, electrical and mechanical engineers to ensure all technical designs align with the architecture. We can recommend trusted engineers and contractors whose quality, reliability and professionalism we know firsthand, while leaving the final choice to you.

  • Permit Support

    We provide all architectural information, drawings and revisions required by the authorities. We support the process and track timelines, but municipal permit management is not included in this scope. For this service, we can recommend trusted professionals we have worked with and confidently rely on for their experience and follow-through.

Not included

  • Technical Engineering Designs

    Structural, electrical, mechanical and plumbing calculations and drawings are the responsibility of the respective engineers hired by the client. We can recommend trusted professionals whose expertise, reliability and quality of work we know firsthand.

  • Accessory Structures & Outdoor Features

    Accessory structures and outdoor features such as treehouses, lounging nets, yoga decks, meditation platforms, saunas, outdoor showers, plunge pools, pergolas, outdoor kitchens, greenhouses and chicken coops are planned and positioned within the master plan. Their detailed design can be commissioned separately as an individual project, with fees tailored to their size and complexity. Smaller, simpler projects carry a lower design fee. We can also recommend trusted specialists and builders whose quality and reliability we know firsthand.

  • Contractor Management

    We supervise and remain available throughout construction, while direct contractor management, material purchasing and site administration remain the client’s responsibility. We can recommend contractors and suppliers we have worked with and trust for their quality, professionalism and reliability.

  • Topography & Cadastral Services

    Topographic surveys, drone photography, orthophotos, property boundary marking, lot subdivisions and cadastral services are not included in the design fee. We work with qualified professionals we can confidently recommend, having experienced firsthand the accuracy of their information, the quality of their service and their commitment to delivering on time.
